We can fund up to $100M.

And the funding does not have to be for real estate. It can be for acquiring business and other assets like planes, cars, industrial equipment etc.

Here are the (3) types of transactional funding we provide to get deals closed for borrowers/buyers without them having to come out-of-pocket with any of their own money....

1. SELLER CARRY-BACK FUNDING (2.5%)
Enables the buyer/investor to access the property's existing equity immediately.so it can be used to acquire the property.
 
Two Ways to Accomplish:
 
A) The Seller IS Willing To Finance Part Of The Purchase Price For The Buyer Instead Of Getting All Their Equity/Cash At The Close: .
Seller:
- More likely to get their full asking price (maybe even more) now that they are helping finance the sale to the buyer..

- Can turn their equity into a performing note with steady monthly returns and potential tax advantages,

Buyer:
- Can offer a higher price to the seller or a larger down payment.

- Gets easier financing and a faster closing.
- Can get the money for their down payment, closing costs, and "gap funding" type money for things like operating expenses, payroll, renovations, unexpected costs, etc. without needing to go through the hassle and expense of finding and using an additional lender.
B) Seller/Owner Does NOT Want To Finance Anything:
 
As long as there's enough equity (and it doesn't necessarily need to be a huge percentage) we can still structure things so the buyer/borrower can access the equity to acquire the property on their own, without the seller participating.
 
The key to our success and why clients count on us to get their deals done is because of the systems and network our team of transactional coordinators has built. 
  • We can match you with one of the DSCR or HML lenders in our network who are truly investor-friendly, understand creative financing, and we've already closed deals with them. 
  • We can also connect you with title companies we've closed transactions with and understand what we're trying to accomplish.
It makes all the difference in the world having the right people involved in these transactions. Too often the title companies and lenders are the cause of headaches and deals falling apart needlessly after months of hard work.
* Our team of TC's coordinate everything and provide the proper contracts, 
* Our attorney will structure the promissory note/lien with the proper securities (mortgage or deed of trust) with whatever terms you and the seller have agreed on. 
NOTE: For wholesalers, this strategy can be used to make a much bigger profit than an assignment or even a "straight' double-close without any extra time or money invested.
2. EMD (EARNEST MONEY DEPOSIT) FUNDING:
When the right deal/property has been found but the buyer doesn’t want to tie up their money/liquidity, we send the earnest money into escrow for them and are repaid from escrow when the deal closes (or is cancelled).
Two Options:
A) If the buyer/borrower is just looking to control the property during the due diligence/inspection period while getting partners, capital, and their buyers in-place:
  • 10% paid upfront (non-refundable). 0% due at closing.
B) If you need our EMD money all the way through closing:
  • 5% paid upfront (non-refundable). 20% due at closing.
3. DOUBLE CLOSE FUNDING (1.5% fee up to $1M, 2.5% fee up to $5M, 3% fee up to $100M)
With this simple strategy, a wholesaler never has to worry again about losing a deal because either the owner or end buyer discover how much their assignment fee is. 
 
We'll buy the property for the wholesaler so they can own it outright like anybody else. 
We'll coordinate the sale with the actual end-buyer for the same day at a separate closing immediately after we buy the property for you and it's recorded, etc..
  • You can close much faster now. Sellers want certainty. They don't want to wait on financing, contingencies, lender approval, etc.
  • When you can close as a cash buyer, cleanly and on-time, you gain negotiating power which can translate into a lower sales price.
  • We can provide you POF to back up that offer.
NOTE: We use a Seller Carry-Back-Financed Double Close strategy to access the property's equity immediately to acquire the property.
We can match you with a DSCR lender in our network that will underwrite, appraise and fund escrow the same-day based on the newly established, higher sale price. 
This allows our clients (buyers/borrowers) to get a much higher loan amount and be able to invest in properties with BIGGER profit opportunities that they used to miss out on.
And finally, I'd love to have you as part of our referral network. We pay big commissions...
  • We start off at 30% commission and go all the way up to 50%.
  • And that is on every transaction/deal we fund with them forever!
